It's been a little too long between Posts, especially seeing that so much has happened. I promise not to be to long between comments again.
Well, first off the bat is the the fact the house is ours. Settlement passed in Tuesday May 10th. So the modest two bedroom, study and bungalow cottage is ours. Melanie and I are very proud of ourselves for doing this.
Well straight away we sought to get the house up to spec for renting, the previous owner was a clean person, which was great because we only need a neaten up not a complete clean up. Lauren, a friend of ours and her Sister Kate did a great jog fixing up wall repairs and adding a fresh coat of rental beige color to the walls in the lounge room, hallway and bedrooms. The Girls have done a great job, thanks for that.
The bathroom needed some loving. The Lino was the crazy Tennis Ball fuzz, like a plush carpet shaved back to 1mm depth. Ultimately it was all wrong. Also the basin had a crack along with the shower screen. So I took a day off work to get the Bathroom sorted. So while I stripped the bathroom back Mel was down at Bunnings to buy Lino. She came back with the best they had for a reasonable price. Well... I have bitched a moaned to all who asked in that I hate laying Lino. Seriously what a shit heap job this shit sucks the big one.
I managed to finish it off with some help from Willow grabbing the scissors and "I cut it here for you Dad". How could I get enjoyed at him, he was trying to help his Old Man. Thanks Buddy. I didn't entirely scrape up all the old glue, but should have and I also found out that the room is not quite square. So... ahhh its in, its water proof and feels nicer the urine soaked Tennis Ball fuzz. I chopped some tan colored cold water pipe only to find out that only a Plumber would be able to re-attach the end. It worked out for the better because for $150 bucks, the job looks a little more professional. Thanks for my Old Man for sorting that out with his contacts.
Melanie has also been organizing possible Tenants with the Real Estate agent at Rangers in Belgrave. We had a strong interest in the house, mainly due to the lack of rentals available in the hills. We went on the Real Estate Agent's advice on rental price. We wonder if we should have asked for more, but then again isn't that people normally do after getting a pay rise, buying or selling their car. Ultimately we believe that the Tenant is a good decision and that a good tenant is worth the $10-$15 buck we could possibly of scored a week off them
