Not really expecting to much traffic through this blog at this point of time. But never the less some people have had a look.

Nothing like leaving it till the last minute!

Well the tenants move in tomorrow. I hope that they find the house to their liking. For the obvious fact we need somebody to help oat the morguage but also it would be good to have the tenets feel like it's a home.
So Mel and our very helpful friend Lauren wallpapered today in the hallway entrance but it was to wet to trim, so I will finish that tonight.
Also I need to relight the hot water system and get that all functional and ahh yeah that's it I hope

Fresh Oranges

About two weeks ago I picked some of the lemons in the back yard to knock up a lemon, honey and hotwater concoction for a sore throat. What I discovered was juicy Oranges (how sad it is that I don't even recognize a Orange tree from a Lemon tree).
Willow and I have since collected almost all the ripe fruit from the tree. Willow loves juicing the oranges on the food processor and the juice is great.
Also on the land is a fig tree, two lemon trees and a lime. We have several a apple trees in pots that I would I like to plant soon.
With the North facing aspect I hope to make it a great block for harvesting food some day

The Cottage in the Hills is officly ours.

Morning, afternoon or evening.
It's been a little too long between Posts, especially seeing that so much has happened. I promise not to be to long between comments again.

Well, first off the bat is the the fact the house is ours. Settlement passed in Tuesday May 10th. So the modest two bedroom, study and bungalow cottage is ours. Melanie and I are very proud of ourselves for doing this.

Well straight away we sought to get the house up to spec for renting, the previous owner was a clean person, which was great because we only need a neaten up not a complete clean up. Lauren, a friend of ours and her Sister Kate did a great jog fixing up wall repairs and adding a fresh coat of rental beige color to the walls in the lounge room, hallway and bedrooms. The Girls have done a great job, thanks for that.

The bathroom needed some loving. The Lino was the crazy Tennis Ball fuzz, like a plush carpet shaved back to 1mm depth. Ultimately it was all wrong. Also the basin had a crack along with the shower screen. So I took a day off work to get the Bathroom sorted. So while I stripped the bathroom back Mel was down at Bunnings to buy Lino. She came back with the best they had for a reasonable price. Well... I have bitched a moaned to all who asked in that I hate laying Lino. Seriously what a shit heap job this shit sucks the big one.
I managed to finish it off with some help from Willow grabbing the scissors and "I cut it here for you Dad". How could I get enjoyed at him, he was trying to help his Old Man.  Thanks Buddy.  I didn't entirely scrape up all the old glue, but should have and I also found out that the room is not quite square. So... ahhh its in, its water proof and feels nicer the urine soaked Tennis Ball fuzz.  I chopped some tan colored cold water pipe only to find out that only a Plumber would be able to re-attach the end.  It worked out for the better because for $150 bucks, the job looks a little more professional. Thanks for my Old Man for sorting that out with his contacts.

Melanie has also been organizing possible Tenants with the Real Estate agent at Rangers in Belgrave. We had a strong interest in the house, mainly due to the lack of rentals available in the hills. We went on the Real Estate Agent's advice on rental price. We wonder if we should have asked for more, but then again isn't that people normally do after getting a pay rise, buying or selling their car. Ultimately we believe that the Tenant is a good decision and that a good tenant is worth the $10-$15 buck we could possibly of scored a week off them

Slow do the wheels of Banking turn

Not to much to add ad this point as far a any real progress is concerned. The Bank did say that we would have some sort of priority to settle the loan... But with The Easter Bunny casting his mischief, we may end up doing this early next week.

Didn't get a chance to measure up the new place just yet, I thought it might be best till the current owner has moved out. This weekend should do. Planning on taking the kids around to show them around again. I think Indi could be a little worried about moving from somewhere she has always called home. But I think she will be OK.

Now start the ideas of what we should do to the house. Cash will be the biggest hold back but still the changes we want are not to expensive and some can be added to when more funds are available in the future.
So the ideas huh... last thing I want is to get to overloaded with options. I don't know if our lives are any better with all the options we have, look at what happens we you go to buy Milk, let alone window frame styles, materials, color, then as for the glass... Having said all that, recomdations and stories of actual construction materials, people and living with the athletics would be appreciated.

It all started some time before Baby Jebus's birthday.
The Old Man told me about a mate of his that wanted to sell his house that could be
sub-divided, he said "my Mates selling his house that could be sub-divided".

And the ball began rolling

Several months later, and I am sending off the documents to the Bank.
That's a long story within itself. I think from the first phone call to the Bank, to today, it's been..... 3 months.

I am going to try to measure up the house this weekend to start the Building Information Model (BIM) plans started. The idea of this blog was to show friends and family the house developments from sketch to completion.

So I hope this blog will be interesting and I look forward to your comments.
